The Fifth: Why We're Building Downtown DSM's Newest High-Rise

Greater Des Moines (DSM) is the fastest growing major metro in the Midwest. Much of that success can be attributed to the revitalization of its Downtown. Flourishing neighborhoods, a top restaurant scene and world class public art means Downtown is a place more and more people are visiting and calling home.

One new addition to Downtown we’re proud to be developing is a 40-story mixed-use tower in the Historic Court District — The Fifth. It promises to enhance the iconic DSM skyline and reflect the innovation and arts DSM has built a reputation for.  

Rooted in the Arts

From the Pappajohn Sculpture Park, Des Moines Art Center, Art Route DSM, Des Moines Social Club and Des Moines Arts Festival®, DSM is teaming with a vibrant arts scene. In 2017, we added to that reputation by developing the nation’s largest nonprofit artist studio — Mainframe Studios. Our intention is for The Fifth to complement, support and reflect our commitment to the DSM art scene.  

We’ve partnered with 21c Museum Hotel, an award-winning boutique hotel and contemporary art museum in one, to create a focal point to the project. Along with its 130 or so luxury rooms, the museum will feature rotating exhibitions and large-scale interactive permanent installations that will cultivate creativity in visitors.

Located at the corner of 5th and Walnut Streets, The Fifth will also feature 208 residential units, an eight-screen, all-recliner, dine-in movie theater and two floors of office space in addition to the 600-stall public parking garage.

A Match Made in DSM

When we showed hotel officials DSM, it sold itself. After showcasing Mainframe Studios and the DSM community’s passion for the arts, the pieces started to fall into place. 21c had previously established their presence in cities of similar size as DSM and were especially encouraged by the recent draw of young people moving Downtown.

The first step of the project, the parking garage, will soon be under construction. We expect it to be completed in 2020. By 2021, The Fifth will be ready to welcome guests and its new residents, and forever transform the DSM skyline.
