Sprawling 188.78 acres approximately 14 miles northeast of Downtown Des Moines (DSM), you’ll find the certified site Timmins Industrial Park (6555 NE 88th Street, Bondurant). Zoned for M-1, or light industrial. Electricity and natural gas needs can be coordinated with MidAmerican Energy Company, and water and sewer access can be provided to-suit with the City of Bondurant. The nearest four-lane highway is within two miles. The nearest interstate is Interstate 80, which is also within two miles, and the site has the potential for a future direct access point to Interstate 80. The Ankeny Regional Airport is a 10-minute drive from the site, and the Des Moines International Airport is a 31-minute drive.
Iowa is a pro-business state, as evidenced by tax exemptions for the advanced manufacturing sector: No sales, use or property tax on machinery or equipment; no sales tax on electricity or natural gas used in the manufacturing process; no corporate income tax on profits from outside Iowa; and a refundable 6.5% tax credit for R&D activities.
Additionally, businesses can consider targeted business and industry incentives with potential access to city, state and federal dollars, to be determined by alignment of the project and industry sector. Increment Financing (TIF) and other property tax exemptions may be an option, and the City of Bondurant often partners with large commercial and industrial projects to fund and deliver needed improvements to infrastructure.
