The site sits just 1 mile east of Highway 65 and under 2 miles from Interstate 80, offering direct regional and national connectivity for freight, logistics and commuter access.
Full utility infrastructure is available or readily extendable to the property, including electric and natural gas. Water service is provided via existing 12" mains with available excess capacity and a new water treatment facility coming online in 2027.
