Legacy III at Crosswinds Business Park, adjacent to 7500 Southeast Convenience Boulevard in Ankeny, sits east of Interstate 35 and north of Interstate 80 and is zoned for Planned Unit Development (PUD) for light industrial use. Part of a larger development, the available area includes 177 acres with parcels ranging in size from 13 to 65 acres.  In addition to its convenient access to Interstate travel, the Ankeny Regional Airport — which includes a fixed-based operator and 5,500-foot runway used for private general aviation — is within a few miles, and the Des Moines International Airport is located within 25 miles.  

All utilities are ready for hookup at the site. Community incentives are available including Industrial Property Tax Abatement with a five-year sliding scale, and Tax Increment Financing (TIF) negotiable based on capital investment, new jobs, wages and overall project.
