E. Eddy Saylor Industrial Park is a State of Iowa Certified Site located in Osceola, offering approximately 138 acres of development-ready land suitable for industrial and advanced manufacturing users. The industrial park is located just north of US Highway 34 and is less than a mile from I-35.
Located outside the immediate metro area in Greater Des Moines, the site provides access to four-lane highway corridors and supports efficient movement of goods while maintaining a cost-competitive operating environment. Existing infrastructure includes 3-phase service and an electric substation with 3.5MGW available. A 4-inch (40 MMBTU) natural gas main, 12-inch water main and 10-inch sewer main serve the park. The site is well suited for light industrial and manufacturing users requiring highway access without metro-area congestion, with available utilities and flexible industrial zoning supporting scalable operations.
